They contribute the upfront capital and take on the risks associated with property management.

There are no risks to land ownership. It is a guaranteed money doubler long term. Operating costs are not a risk. This is why landlording isn't actually a career. They don't even understand math or finance and hire other people to do all the real work. They're in bed with government that's how they make money - low interest rates, fiat, and quantitative easing

The risk is the dollar finally collapses or they raise the fake interest rates to what they should be ~20% and then housing prices collapse. Even better would be destroying zoning laws and private building codes.

Friendly reminder that the minimum wage in 1971 was $1.60/hr. According to the feds cpi this is $11.50 today. According to real inflation models this is $30.75 in today's money. You can continue saying that global fiat will keep working but this system has only existed since 1971, it's been 52 years. That doesn't exactly seem long enough to know for sure that fiat currency can survive indefinitely, does it? The soviets lasted 69 years. The question doesn't have to be what made up fiat currency will replace it but rather if any fiat currency will be accepted at all whatsoever after a global economic collapse.

Wrong. Current risks in the city I live near include but are not limited to
        >illiquidity and >30% loss of transfer value due to permanent squatters who the city and county protects from any actual harm for nearly 10 years
        >eminent domain from said moronic city and county
        >insane permitting systems, meaning land can't easily be developed for return on capital
        >landowners seen as a piggy bank for some of the highest effective tax rates in the country

Not with central banking they don't. You leverage current assets to take out a loan at an artificially low interest rate and then you find people with no assets to pay your loan off and snowball equity from. If the fed has interest rates at 0% and you sign at 3% and you charge 150% of your 15 year mortgage. All you need is the assets and credit to gain second degree access to the fed window. Worried about insuring the property? Good thing renters insurance exists.

Planning to do some unlicensed residential work on the side of my apprenticeship after a couple years experience. I can always choose something else later on and use any licensing/exp. To do side jobs to pay my bills. Really I would prefer just start my own business when I can if there’s any decent net profit doing residential by myself.

      Anonymous

The army isn’t a bad idea. Everyone knows the argument against it at this point, but the hard truth is that there a few other ways a young man without a lot of money will be able to go places and do things. It might suck completely, but it also might be cool that you got a deployment and went somewhere to do something and made some friends. Officer friends are probably cool and competent people. Don't do this. The academic job market is hell on earth with 500 people competing for a single position at Buttfrick State University. Simply applying is a part-time job on its own. Also, you will NOT have a "very free and relaxed" lifestyle that you have now. Keep doing the admin work you're doing now, but add in research and teaching duties, because that's what a professor does. Unless you're head honcho with an endowed chair, you're gonna be on a million committees slaving away for the university. Unless you REALLY like the subject, do not do it.

most big law firms will have 100 lawyer consultancy departments and 10-man litigation offices
idk how hard LLMs will hit law but its a bubble and it will be hit, hard

I'd argue you're wrong. Law is an argumentative arms race where the government sets the payment as in-person hours in front of a judge. As the things the law fights over get more and more contentious (read: the near and foreseeable future), more and more actual lawyers will be needed in front of actual judges.

most of legal industry is all about not seeing the judge, at all, especially if you are on the commercial side of things and not criminal/penal. you go into an office, draft and oversee contracts between parties, arrange legal affairs and go back home. again, most offices will have dedicated litigation lawyers who go to court if needed, and 2x-3x more lawyers who are essentially glorified officeworkers

if you are a good lawyer, you can omit from courthouse entirely, if you want to.

I'm not that pessimistic but there are many, many, MANY instances where lawyers are bundled up to work on a case solely due to the fact that the material that needs to be covered is too bulky
if this workload is cut by half, it would literally mean the amount of lawyers working in a firm could be cut by like a quarter as well

its not gonna destroy the profession, but law will take a hit, and anyone working the profession could attest to this

As a software dude, it'll be interesting to see how that goes. ML can often get the surface attributes right but miss the substance or flavor. LLMs may actually make odds of winning worse, and improvement is no guarantee despite how deeply we've internalized things like Moore's law.

                Anonymous

Here's the thing, the prior cases across the US are all a matter of record and can be fed into the models as well. A lot of legal cases are argued based on judgement precedents. Actually, a model should be able to tell you the odds of winning based on prior arguments and strategies.

                Anonymous

Possibly. But that's assuming that that semantics are equally understood between the model and the humans using it, and again assuming improvement is assured should they not be.

                Anonymous

most cases, if things go to court, are surface level stuff
a good lawyer can shake things up a bit if the case is not clear cut but they too will consult LLMs first as well as few rookies and not a floor of of them like they do now

most cases can be handled by this prompt, if the software is good and has access to everything
                >My client has caught his wife having an affair with another man and during the confrontation, has struck him with a blunt object. The victim has succumbed to his wounds.
                >(exact details are provided by a form curated by the LLM)
                >LLM: Here are some precedents, here are some public plea deals, here are some interperations
                >please be advised that this LLM cannot promise results and each case requires due diligence etc etc

most scenarios would not steer too far away from a result presented by an analysis like this

I'm earning huge bucks for what I'm doing because I'm actually really smart but I couldn't manage my career so I ended up as a communications guy instead of international law or someshit
there are other factors at play but COVID-19 and doing my masters in an english speaking country drastically altered my career options

at least I get to save a lot and will actually get to be a landlord for a living in 5-7 years from the looks of it

not entirely but yes the industry will shrink, so I'm rebranding myself as internal and external communications specialist
chatgpt is like an excel, sizeable organisations will still need people, besides I operate in non-English countries so my proficiency makes me useful to have around

Majority of lawyers will be replaced by LLMs. Unless you actually do investigative work the phone calls for consultation on books and loopholes will be replaced.

well I'm the Marketing/communications guy so I'm already very well versed in LLM kek

its not THAT big of a deal

        I’m more elite than you

Data Analyst though I’m more like a data engineer who doesn’t get paid well Kek. Can’t complain though. Started in sales and I wanted to blow my brains out. What a privilege it is to now be doing software engineering related tasks. Soon enough I can jump to an actual data engineer job and get paid more. In the meantime I wake up every day and thank God almighty these kinds of jobs exist. I think it would be a great path for people who visit IST, it’s all about being autistic in your approach to your work and making sure all your ducks are in a row so nothing breaks. It seems like my years spent organizing my life around following a weightlifting routine have helped me in this regard.

Really only took me ~5 years but I've had a weird career. What got me to that level was joining a couple of startups back to back where I worked long days and most weekends but got to build things the way I wanted. Learned a lot of hard lessons about how to properly build and scale software that you can't learn quickly at a proper company because they'd know better than to let a mid-level engineer design their whole system end to end.

Is there a way to get a data analyst job without getting a postgrad degree? I have a biology bachelor's degree and I'm not looking to rack up more debt right now. Is there certs the industry takes seriously?

You need a stack. High level language, data visualization, sql. Certs for each of these.

Do you have a job? If so, the easiest way and the way i did is to reach out to the person in charge of data/engineering division and simply get your name in there. Odds are they won’t have an opening right then but you could offer to do some extra work for them then when there’s an opening they’ll choose you. And while you wait do some certs, they’ll be pumped to take someone they know vs a stranger who for all they know is lying on their resume. It’s worked out great for me. Remember though I get paid jack for the Bay Area (80k) but at least I’m on a decent path to being able to have a family. Like i said, if you like coming here this would be a great job for you most likely

Where I last worked in the lower echelons of finance, they are mostly disgusting newcomers who use every shortcut to screw customers and the company, blame everyone else but themselves, and do as little work as possible.

You are genuinely wasting some of the best years of your life and have already done so for far too long. If you don't make a change all of it is going to slip by you and your longing for death won't even be slightly ironic. Life on an individual level after the Neolithic Revolution is most often a series of events in which people see how much bullshit they can dump on you and how you respond to all of this as it happens. What makes it even worse is that all of your misery at this point is and has for some time been solely a result of your own decisions.

Not financial advice, do with this info what you will.

I’m not wasting my best years, I have wasted them. And I will never get the years back. Even if I get anything now it doesn’t matter because of what I’ve wasted. I’m not “longing” for death ironically, Im the most incomprehensibly pathetic and miserable person on this entire board and my life really can’t get any worse. I deliberately come into career threads to read about how successful and rich everyone else here is so I can get even more miserable and hopefully something will drive me to actually to kill myself.

                Anonymous

The only people who could possibly be affected are my parents whose lives I contribute nothing to anyway. It would actually be a burden off their shoulders.

Why do you think your life is over at 31?

Going 31 years with zero life development socially or financially is unrecoverable. I don't even care anymore because life is over. I already get more suicide fuel elsewhere for the social losses and I will just continue coming into the career threads that get posted, keep reading how rich, smart, and successful everyone here is and hopefully at some point the drive to suicide will be too much to overcome and I will finally get peace.
