Do you have a calisthenics park near you? Can't you find a way to pull ups/dips and raise legs? If yes get the bench, if no get the tower

Maybe get a half rack with pull up bar and safeties. That way you don't really need any more space and you can always buy a bench later and use it in the rack.

Pull up tower is more versatile. You can hit chest, abs, and back with it. Bench + adjustable DB will really just get bench. Adjustable DBs usually go up to about 25kg and hopefully you can bench more than that. Bench + Adjustable DB does get you seated shoulder press, but you could always get some bands to hit side + rear delts (front will already get worked by dips).

You can do pullovers with a bench for lats too.

This is true, but that's lat isolation. A vertical pull is a compound movement - more bang for your buck if you're trying to have one piece of equipment.

How can you not have room for both?
You can just lean the bench up in the rack when you're not using it.

Just get a good piece of equipment instead of a flimsy one.

    Power tower.
You can also get a pair of adjustable dumbbells. You can figure out a way to do dumbbell rows and Bulgarian split squats using the furniture you currently own. That’s what I have done.

If you get some cheapo tower, make sure the parallel bars aren't too wide for your shoulder width or your fricked anyways lol. A lot of cheap power towers aren't actually designed well
